Although we cover all manner of mortgages and property finance we are particular specialists in rural property, and have worked in the sector for over 20 years.

Where as many of our competitors will approach only commercial lenders to source finance for you, if there is a dwelling or planning permision for a dwelling our first port of call is always with residential lenders; the benefit being that residential borrowing is nearly always cheaper, with low fixed or discounted rates and lower fees! You are also offered more protection as residential mortgages are regulated by the Financial Services Authority.

If finance can't be sourced residentially, (this would normally be because there is no residential element to the property) or it is not tax efficient to raise a residential mortgage. We have established relationships with a variety of commercial banks and building societies rather than just one or two, so you will always get the best deal.

We always take a flexible approach, and various options can
apply such as:

•) Interest only for a set period or the term of the loan if appropriate
•) Affordability based borrowing using earned and business income
•) Up to 100% borrowing subject to circumstances and property
•) terms from 1 to 35 years

And remember we don't normally charge a fee on top of the introductory fee paid to us by the lender.
